THE PROBLEM

Stoney Creek Plaza, located at the corner of Limestone and Stoney Batter roads, was the first mixed-use project approved under the new regulations in the New Castle County Code when it was built in 2000. However, many of the tenants, which includes offices, retail and residential remain confused regarding what type of signage is allowed. For this parcel, zoned ON, special considerations arise for commercial spaces in mixed-use centers. Current sign regulations allow for one 75-foot sign per building, one 20-square foot bulletin board sign per building, and one, two-square-foot nameplate per building.

WHAT’S BEING SAID

The Department of Land Use held a Public Hearing on Oct. 4 and voted to approve an application to terminate the declaration of restrictions on the property. Any future signs would have to be approved by the Board of Adjustment, but could deviate from the 2000 signage rules. Creek civic leader, said he feared lifting the restrictions would lead to an over-abundance of signs that will create a “Kirkwood Highway” appearance.

Griesinger said that regardless of the sign restrictions, Anthony’s Coal Fired Pizza, located within the Plaza consistently does not follow the signage laws. The restaurant received a number of violations in August 2011 from the county.

WHAT’S NEXT

At 3 p.m. on Tuesday, New Castle County’s Land Use Committee will discuss terminating the declaration of restrictions for Stoney Creek Plaza. The meeting will be held at the City County Building, 800 N. French Streetin theEighth Floor Conference Room.
